Until April 30th: Depending on neighborhood Essex is offering their Tax Season incentive. It depends on neighborhood (pricing dependant) and the incentive is anywhere from $4,000 to $10,000 on standing inventory. Please note that some builders may match this deal with some homes.
Ongoing: Essex Homes offers local heroes $2,000 toward the purchase of a new Essex home. Members of the military, firefighters, police officers, medical personnel and teachers can use this incentive toward closing costs or design upgrades with the purchase of a new home.
Cannot be combined with any other offers of discounts. We were informed that this incentive can now be combined with other incentives but DO CHECK with our team first to confirm.
EXCLUSIVE: The Columbia New Home Buyer Team has exclusive coupons that range between $2000 and $4000 off upgrades when you use our no cost buyer agency services to purchase a new Essex home.
Ongoing: (may be limited time and limited to neighborhood): 50% off upgrades up to $10,000. If getting upgrades up to $10,000 or more, you would get a max discount of $5,000. This is on standing inventory and build jobs.
Ongoing: Up to $5,000 “Mad Money” on select standing inventory homes that have been on the market for a long time. Mad Money can be used toward options/upgrades or closing cost/prepaids but not typically off the price of the home.
Ongoing: Great Southern has a 2% Military (Active Duty and Veteran) and Police Officer Discount (not to be used with any other promo). This is on the overall price of the home. This incentive is no longer advertised and I was advised to “make an offer” including this incentive meaning it is not guaranteed to be approved.
IMPORTANT NOTE!!! Crown Communities has now merged with DR Horton, America’s largest builder. We are keeping the Crown Communities info up because so many people LOVE Crown’s floorplans. The good news is that DR Horton is still building the old Crown plans!
Please note that since DR Horton is now the parent company, they may discontinue these incentives at anytime.
Crown Communities (Now merged with DR Horton) is a builder that offers a lot of neighborhood specific incentives. Contact the Columbia New Home Buyer Team about neighborhoods that interest you.
Incentives on Spec Homes (Standing Inventory) Very important to note these are not guaranteed incentive amounts.
Spec Homes: Up to $10,000 or more depending on days on market and pricing. Can be used towards off the price and combined with closing cost assistance as well.
Build Jobs: Up to $5,000 off the price or closing cost assistance.
Ongoing: Basement Blowout! Discounts on basement homes. Contact the Columbia New Home Buyer Team for details.
Ongoing: Stainless steel appliance upgrade for active duty military and veterans.
Fortress does not often offer upfront incentives. That said I have seen them negotiate. Especially on long standing inventory.
FYI, we would consider Fortress the builder with the best customer service in Columbia.
Mungo offers a Community Partnership Program. Teachers, Nurses, Law Enforcement, Firefighters and Active Military are eligible. They receive 2% of the base price off the home to use toward options/upgrades on available inventory homes. I have seen Mungo offer this incentive on build jobs even though it is not their policy.
Ongoing Neighborhood Specific: Half off upgrades. The total incentive varies.
FYI, rarely has standing inventory as they prefer to only build homes from the ground up for buyers. When they do have deals that fall apart, they often offer fairly good discounts.
There are currently no buyer incentives being offered by McGuinn Homes. That said I have seen them negotiate about $2,000 to $3,000 recently depending on price point.
Regent Homes has merged with DR Horton. In fact it has been replaced by Express Homes. They build new homes with an emphasis on the best price per square foot. We’ve seen move in packages that offer items like a refrigerator and blinds.
Going on periodical: National Red Tag Events where they greatly reduce select standing inventory. The list is regularly supplied to the Columbia New Home Buyer Team. Please request a current copy. This promotion has been done on or off for the last several months.

All New Home Builders
As of today (definitely subject to change) here are things that pretty much all builders are offering.
Per neighborhood incentives are always coming and going and always subject to change. Tell our team which neighborhoods you are interested in to keep you up to date on the neighborhood’s current incentives.
Closing cost paid when using their preferred lender. BUT… you can usually get this from just about any lender though there might be some “penalties” for not using their lender you’ll need to be aware of. This does not usually cover prepaids which could be an additional $2000 to $4000. Ask the Columbia New Home Buyer Team how to get this covered and about the possible penalties for using outside mortgage lenders.
It is common for builders to offer discounts on homes that sit too long. Sometimes they lower the price and sometimes you just have to ask (negotiate).
Sometimes it is still a great deal to pay the builder’s asking price. Some builders “build” price reductions and incentives into their price and some just offer a great home at an already great price and don’t fool around with lowering pricing or offering incentives. That said, some of those builders still might be willing to make a deal case by case.
